I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.
I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.
By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
NON REFUNDABLE APPLICATION FEE:
Applicant(s) agree to pay $40 for a non-refundable application processing fee per adult for credit/background check.
Applicant(s) have/will pay a "reservation fee" of $500 in consideration of taking the dwelling unit off the market while considering the approval of this application. If applicant(s) are approved and the lease agreement is entered into, then the reservation fee will be credited towards payment of the security deposit. There is a $15 non refundable convenience fee for the reservation fee payment if paid by credit card.
If the applicant(s) is approved but fails to promptly enter into the lease agreement or fails to move in on the agreed upon date, the reservation fee will be retained by the owner as liquidated damages. The reservation fee will only be refunded if the applicant(s) cancel this application by written notice within forty-eight hours. This application is preliminary and does not obligate owner or owner's agent to execute a lease or deliver possession of the proposed premises.
LEASE PREPARATION FEE:
A $50 Lease Preparation Fee is due upon move in.

Verifications and inquiries that may be requested include, but are not limited to: personal identity; employment, income, and assets; medical or child care allowances. I/We understand that this authorization cannot be used to obtain any information about me/us that is not pertinent to my eligibility for and continued participation as a qualified tenant. Groups or individuals that may be asked to release the above information include, but are not limited to: past and present employers, previous landlords; including public housing agencies, support and alimony providers, welfare agencies, state unemployment agencies, social security administration, medical and child care providers, veterans administration, retirement systems as well as banks and other financial institutions.
