 DO NOT apply until you have physically viewed the interior of the property you are interested in with a Vienna Property Management Agent and you have confirmed the property is still available.  

 

Note: If you do apply prior to viewing the property you will be required to apply again after you view the property so we are in compliance with Fair Housing standards of creating an equal playing field for all applicants.   (You will only be required to pay your application fee one time) 

 

OUR APPLICATION FEE'S ARE NON REFUNDABLE

 

- We review applications in the order they are received.  The 1st full application submitted with all documentation will be reviewed first.  The first full application that meets all of our screening requirements and all verifications/references are back will be approved. 

 

- As soon as you submit your application, your credit/debit card will be charged. 

 

- Please contact our office at 916-626-3105 or email applications@viennapm.com BEFORE you submit your application to ensure the property is still available and we do not already have an approved application as we cannot refund application fee's.  

 

- All applications 18 and older MUST submit an application regardless of employment status. 

 

- Our application fees are $35 per adult.  This can be paid online after the application is complete or paid via a money order or cashiers check dropped off or over-nighted to our office.   (No cash will be accepted) 

 

- Supporting application documentation cannot be provided to the leasing agents in the field, it must be sent to the office via email, fax or dropped off at our office:  Applications@ViennaPM.com Or Faxed TO 916-367-6782

 

- Please read below under the legal section when you are ready to submit your application.

 

- In the event we have an application already ahead of yours, your full submission of your application and supporting documentation will be reviewed in the event the 1st application was denied.  Full submission of your application and documentation does not constitue approval to rent the home.

 

Pets:

***If you are approved for the property and you have a verbal pet approval from Vienna, please be advised that you will have to pay a pet application fee of $50 per pet and send in the following documents:
 
-Photo of Pet
-Pet Vet Records
-Pet License from the County
-Pet to be added to Renter's Insurance Policy

1. Copy of driver's license for all applicants 18 and over.

 

2. Proof of income - 

 

Wage Earners - Need to provide last 60 days of paystubs that reflect a year to date income summary on the paystubs. If being transferred for work a verifiable offer letter will be required in addition to previous paystubs. 

 

Self-employed applicants ­- Most recent year of personal tax returns and 12 months of personal bank statements, all pages with nothing blacked out on the bank statements is required for proof of income. 

 

Fixed Income Applicants - If you are retired or on a fixed income, we will need the most recent award letter plus 3 months of bank statements to show the income being deposited into your bank account. Bank statements shall be provided with all pages and nothing blacked out on the statements. 

 

3. Signed VOR - Verification of Rent Form - We will be sending this form to your previous landlord(s) for your rental verification(s). NOTE: If you own your current residence, we will request a copy of the most recent mortgage statement. Rental Verification Form is available in application package at the link listed above
