Tenant Application Form

Welcome to We are happy you have chosen us to assist with your new rental home. In order to process your rental application, we require the following:

1.  A completed rental application for each adult residing at the property.  Please fill out the application completely, do not leave anything blank.  If an item does not apply to you, mark it N/A.

2.  A Social Security card and valid Drivers License for each applicant.  These must be original documents, not copies or photographs.

3.  A $50 application fee per applicant.  The application fee must be paid in cash.

4.  A deposit equal to at least half of the monthly rent, to hold the property while we process your application.  The deposit may be cash, money order, or cashier's check.

We will process your application as quickly as possible once we have received all of the above.  Please allow one to two working days for us to process your application.  Once we make a determination concerning your application, we will contact you by phone.  If your application is approved, we require you to sign a lease within five (5) days of the approval date.  All necessary paperwork must be turned in to us at the time you sign your lease.  All move-in funds must be received prior to receiving your keys.  All move-in funds must be in the form of a cashier's check or money order.  NO PERSONAL CHECKS WILL BE ACCEPTED.  Contact our office for the total amount needed for move-in.  After we accept your rental application, if for any reason you choose not to move into the property you have applied for, you forfeit your deposits on hold.  NO EXCEPTIONS.

Below is a list of qualifications for rental applicants. This is not an all-inclusive list, and exceptions may apply.  For any questions, please contact a leasing agent prior to submitting your application.



1. No more than five negative accounts on your credit profile in the last 18 months.

2. No rent judgments in the last three years (unless paid in full and there have been no problems with residency since).

3. Bankruptcy is OK as long as it has been discharged and credit has met the above two requirements since.


1. No skips or evictions for the past three years, whether verified by credit reports or by previous landlords, will be accepted.

2. We will contact your previous landlord.  You may also be required to produce a minimum of three months of rent receipts or cancelled rent checks.


1. Minimum six months steady work history (a transfer  from another state is OK).

2. Salary (before taxes) must be at least three times the monthly rental amount.

3. We will contact your current employer to verify your employment status, income, and employment dates.  We require you to provide us with one month of payroll check stubs from your employer.


1. A security deposit equal to one month's rent (75% refundable at the end of the lease term).

2. A $300 cleaning deposit (Non-refundable)

3. A $300 pet deposit (Non-refundable), per pet, dogs and cats only.  ALL pets by permission ONLY, and ONLY with deposit.

4. A $350 tenant administration fee (Non-refundable)


Co-signers must meet all of the above criteria to be eligible for application, and if approved, must also sign the lease as a co-lesee.

There is no application fee to apply.

I/We acknowledge that the property I/We have previewed will be rented in as-is condition unless I/We submit a written request for repairs, ( move-in form), renovations, yard work, cleaning, or other rent-ready preparations. I/We acknowledge that once the request is received by, it will be processed as quickly as possible, and will require approval by before any work is performed, and that after approval is given, will perform all approved work.

I/We recognize that this rental application is subject to acceptance or rejection. I/We hereby state, under penalty of perjury, that the information set forth above is true and complete, and authorize verification of the information and references given. I/We also authorize to request all necessary credit reports. If I/We have made any false statements or misrepresentations, all deposit monies will be forfeited to I/We acknowledge that if this rental application is denied, the rental deposit monies will be refunded, except as stipulated above. I/We further acknowledge that if the rental application is approved, but I/We do not sign a lease within five (5) days after notification of approval, all deposit monies will be forfeited to NO EXCEPTIONS. I/We understand that if after the approval of the rental application, I/We choose not to rent this property for any reason, I/We forfeit all monies deposited with NO EXCEPTIONS.

By signing below, I/We attest to the fact that I/We have read and completed this application in its entirety, including all required procedures, policies, and legal avisos, and accept it in its entirety, with all inclusions. I/We further attest that the information included in this application is true and correct, and provided without misrepresentation or purpose of evasion.
