Tenant Application Form


Thank you for considering TierOne Real Estate LLC for your housing needs. We represent homeowners who have entrusted us to care for their properties. The decision to approve your application is entirely up to the Landlord of the property for which you are applying.

A Non-Refundable Application Fee of $30 per Application (payable at end of application). All occupants 18+ years old must apply.

We ask that you carefully review the following information:

1. Complete Application Form: The form must be completely filled out before it can be processed. Missing information will result in delays or rejection. All occupants 18 years of age or older must complete an application, pay the application fee, and are required to be on the lease as a resident.

2. Application Fee: The application fee is $30 per applicant and is non-refundable once background checks have been performed.  You may pay by credit card once you've completed this online application. Once you've completed the "sign" section of your application, make sure you complete each additional occupants application prior to entering your payment information.

3. Income: Income must be at least three times the monthly rent amount.  Married couples and residents over 18 may combine income.  Three recent paystubs are required to verify income.  If self employed or retired, we will require two recent bank statements.  These documents may be emailed to admin@TierOneRE.com. Please reference the property for which you are applying when sending these documents. *Someone who does not meet the income requirement (such as a student) will require a co-signer.  The co-signer must complete the "Lease Guarantor" section of the application and must meet all qualifying criteria.

4. Photo ID: All applicants must provide a legible copy of their driver's license or other approved photo ID.  These documents may be emailed to Admin@TierOneRE.com.  Please reference the property for which you are applying when sending these documents. 

5. Rental History: Your previous residences must be free of evictions, judgments or unpaid rent.  Owning your previous residence can take place of rental history.  Previous occupancy must be verifiable. Download, sign and send back to admin@tieronere.com  Rental Verification Form

6. Credit and Background: A credit and background report will be processed for each applicant.  All occupants 18 years of age or older must complete an application.

7. Occupancy: The number of occupants may not exceed 2 persons per bedroom.

8. Pets: Policies on pets vary according to the home (please call to verify).  However, we do not permit the following breeds of dogs: Akita, German Sheppard, Doberman, American Bull Dog, Pit Bull, Staffordshire Terrier, Rottweiler, Chow, Mastiff or Wolf Hybrid.  Puppies and kittens are not allowed; pets must be at least 1 year old.  Pet weight limit is 35 lbs and we have a 2 pet maxium. Exceptions may be made at our discretion based upon references.  Exotic animals, including but not limited to: rabbits, rodents and reptiles, are not permitted.  Pet policies are stictly enforced.  Pet deposits are required and will be held until termination of the lease and evidence that there are no damages of any kind to the property or common areas.  

9. Automatic Decline: Applicants may be automatically declined for the following: prior eviction, invalid (or lack of) SSN, falsified application or failure to pay application fee.

10. Application Approval: Depending on the timely response of references and if we recieve all information needed, your application will be processed within 1-2 business days.  Prospective tenants are accepting property in "as is" condition.  Once approved, all deposits must be paid and a lease agreement signed within 48 hours of approval.

Fraudulent charge disputes will be litigated.

I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

I hereby authorize you to release information regarding my tenancy to the inquiring landlord.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.

I agree that in order to process this application, I must pay an application fee for each applicant. I understand this application fee is NOT REFUNDABLE under any circumstances. I understand that my application may be received and processed along with other application simultaneously and that my application may not be selected.

In the event I wish to make payment via ACH during the leasing process, I understand and authorize TierOne Real Estate LLC to initiate entries to my checking/savings account at the financial institution I provide, and if necessary, initiate adjustments for any transactions credited or debited in error. This authority will remain in effect for the duration of the leasing tenancy.

I acknowledge there are fees involved in leasing rental property. Any fees I am required to pay are in addition to advertised rental amounts and will be listed on a rental/lease agreement. Lease initiation fee $150.00. I can request a list of any applicable fees in advance. Some of these fees may include a Holding Fee (converted to security deposit following lease signing), Monthly Pet Fee (applicable with some properties which allow pets) Lease Initiation Fee, Monthly Rental Administration Fee (generally equal to 2.5% of the monthly rate to cover free online payments, 24/7 maintenance, online portal access, management services and support), Utility Fee (flat monthly fee for water/sewer/garbage), and other fees as applicable.

By agreeing and submitting this application, I understand any disputed credit card charges will be investigated and if determined fraudulent constitute a criminal offense under the laws of this state.
