Each person over 18 MUST complete a separate application Δ $40 non-refundable fee for each applicant.

A $40.00 non-refundable application fee per applicant is due in full before application can be considered. The Application fee is always NON REFUNDABLE. Applicant shall place a NON REFUNDABLE GOOD FAITH  deposit (Equal to a minimum of 50% of rental rate within 24 hours of Pre-Approval and minimum 100% of the Rent Rate by Day 7 after Final Approval) with management during the Application process. 100% of the Good Faith Deposit is due upon Pre-approval to take home off the market.   Any and All Monies Paid toward The Good Faith Deposit is NON-REFUNDABLE AFTER APPLICATION IS APPROVED.  GOOD FAITH DEPOSIT in FULL will be applied to SECURITY DEPOSIT UPON SIGNING OF THE LEASE.  Security Deposit may be more than one month rent dependent on Applicants qualifications. Applicant understands and agrees that multiple applications may be taken by Landlord or Management under the direction of the Landlord for the same property {for the property that does not have an approved application and full deposit already in place.}  and will approved based on FULL application qualifications.   In the event the Applicant(s) are denied; the GOOD FAITH DEPOSIT will be refunded in Full.  No Good Faith or Security Deposit Discounts are ever given for homes Built after 2016.  Please see additional application information below.

I understand that this application does not constitute a commitment to lease or rent and that a written lease will be prepared if my application is fully approved. I authorize the landlord to perform credit and full background checks and to contact anyone listed on this application. All information provided is true and complete to the best of my knowledge. Any person or firm is authorized to release information about the applicant upon presentation of this document.

SUNCOAST PROPERTY MANAGEMENT supports THE FAIR HOUSING ACT as amended, prohibiting discrimination in housing based on race, color, religion, national origin, sex, handicap or familial status. The following qualification standards will be required from every applicant.

Rental Application: Applicant must be of legal age, eighteen (18) years and over. Everyone who will be residing in the home or apartment and is over the legal age of eighteen (18) years must submit an application and pay the application fee. All applicants must provide a valid Drivers License, State identification card, Military ID or a Government issued picture ID.

In order to help us complete your application in a timely manner, we ask that you complete every section of the application. There should be no lines left blank. If a line does not apply, please fill it in with N/A. If you need to call us back with more information, please do so within your 24 hour grace period. Be sure to sign the application and date it where indicated. The lease does not become effective until the application is approved by Management.

OCCUPANCY STANDARD: The following occupancy standards apply based on 2 persons per bedroom, plus one per home.
1 bedroom =3 persons 2 bedroom =5 persons 3 bedrooms=7 persons 4 bedrooms=9 persons 5 bedrooms=11 persons

AVAILABILITY POLICY: Apartments / Homes become available to pre-lease when the current resident submits a written notice to vacate. Move in dates may be subject to change due to required maintenance due to the move out condition of the previous tenant.

AGE REQUIREMENT: Lease Holder(s) must be eighteen (18) years or older. All occupants eighteen (18) years or older will be required to complete an application (even if living with parent or guardian).

INCOME REQUIREMENT: The gross monthly income of all lease holder(s) will be considered jointly, and should equal to 3 times the market rental amount on the home or apartment. All income must be verifiable. Verifiable income includes two recent paystubs, a recent offer letter from your current employer, or the previous year�??s tax return.

EMPLOYMENT VERIFICATION: Lease Holder(s) must have stable and verifiable employment or, if unemployed or retired, will be considered self-employed and must meet the guidelines for self-employment.
SELF EMPLOYMENT: Must provide the previous year�??s personal income tax return and the previous six months personal bank statements as evidence of sufficient income. Persons who hold jobs that are commission only, base salary plus commission, tips, or bonuses will be considered self-employed.

RENTAL HISTORY: Up to one 84 months(7 years) of resident history will be reviewed and must exhibit no derogatory references (such as evictions, filings of initial evictions or collections from previous landlords for the past 6 months). Any debt owed to an apartment community or a utility company must be paid before an application can be approved. First-time renters may be accepted with additional security deposit or a qualified cosigner with Guaranty of Lease if income and employment requirements are met.

CREDIT REQUIREMENTS: A credit report will be completed on all applicants to verify credit ratings. Income plus verified credit history will be entered into a credit scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts which will negatively influence this score include but are not limited to collections, charge off, repossession and current recent delinquency and open bankruptcies will result in an automatic denial of the application.
REFER CREDIT RECOMMENDATION: occurs on applicants with little to no credit history. In such cases additional checks for rental and income/employment will be completed. If the criteria are met in these checks an additional deposit will be required. On rental history applicant must have 6 months of positive rental history within the past 24 months. When no rental history exists, an additional deposit required. A criminal background check must be approved before further approval consideration is given.

ANIMALS: All animals are subject to approval and community policy. A non refundable $350 will be required at move in for up to 2 approved pets. The following breeds are restricted and will cause your tenancy to become defaulted after occupancy: Pit Bull Terriers, Staffordshire Terriers, Rottweilers, German Shepherds, Presa Canarios, Chows, Doberman Pinschers, Akitas, Wolf-hybrids, Mastiffs, Cane Corsos, Alaskan Malamutes, Siberian Huskies. Suncoast withholds the right to refuse mix-breeds that coincide with the listed restricted breed list. Suncoast does require shot records of any animal occupying the property. Shot records and a photo of each pet required to approve any applicant with pets.

CRIMINAL HISTORY: A criminal background check will be conducted on each applicant. The application will be denied for any of the following: Felony records in the last 25 years, any Violent Crimes against Persons or sexual in nature for the past 100 years. Exact name match on the OFAC watch list, name or DOB matching a person on the Registered Sex Offender Database, will not be accepted. Person(s) must exhibit no arrest, charge, or conviction involving crimes of violence, firearms, or any crime involving a minor. Person(s) who have been arrested for, charged with, or received deferred adjudication for a felony involving these crimes will not be accepted. Person(s) convicted of a misdemeanor or who have been arrested for, charged with, or received deferred adjudication with respect to an offense that is sexual in nature, involves a minor, crimes of violence, stalking, public lewdness, and indecent exposure or involves weapons will not be considered.

CO-SIGNER/GUARANTOR: A COSIGNER/GUARANTOR AND/OR ADDITIONAL SECURITY DEPOSIT MAY BE REQUIRED IN THE CASE OF ONE OF THE FOLLOWING: 1) No verifiable income for full-time students 2) Unsatisfactory credit rating; 3) Unsatisfactory income requirements. If you do not meet one or more of the above criteria, you may be able to qualify for a single family home or apartment with a third party guarantor. The guarantor must pass the same application and screening process that you must pass, except the gross monthly income of the guarantor must equal 4 times the rental amount of the apartment.

Falsification of Application: Any falsification in applicants paperwork will result in the automatic denial of Application. In the event that an Applicant falsifies his/her paperwork, owner has the right to hold all deposits and fees paid to apply toward liquidated damages.

By submitting this application, applicant(s) acknowledge(s) and accepts the lease application will be approved or rejected on the basis of the information above. Falsification of Application: Any falsification in applicant�??s paperwork will result in the automatic denial of Application. In the event that an Applicant falsifies his/her paperwork, owner has the right to hold all deposits and fees paid to apply toward liquidated damages. Falsification of any information on the lease application or incomplete documentation will result in a decline of the apartment rental. Applicant(s) also agree(s) to submit all documents necessary to complete the application within 72-hours of the application date. All information must be verifiable. Failure to provide the documentation will result in a declined application and forfeit of all fees paid to reserve the apartment or home.
