SELECTION CRITERIA

  • Picture I.D. is required for all adults
  • Social Security cards for all household member including minors
  • Security Deposit will be required equal to one month market rent
  • Copy of at last 3 Pay stubs required or Latest Bank Statement
  • Full deposit and Full month rent required prior to move-in (non-refundable after 72 hours)
  • No pets over 20 lbs allowed
  • No white out on application / or scratch out

Income: Applicant must earn a gross income of at least 2.5 times the market rental rate (not to be based on the Special Rate, if any)

Employment: Each applicant must have at least one (1) year of stable employment; and be able to provide income verification

Rental History: Each applicant must have verifiable rental history of at least (1) year, and have no monies in arrears. Living with or renting from a family member is not considered rental history. Must be a viable rental agreement with a company or a person; renting a home or apartment with lease agreement that can be produced if necessary. Any unpaid balances on a rental agreement will disqualify an applicant. One-month deposit may be asked in lieu of one (1) year rental history

Credit History: Each applicant will be subjected to a credit report. Unfavorable credit would result in management review. Management may require a deposit equal to one month’s market rent to approve an application

Criminal Background: Each applicant will be subjected to a criminal background check. Any applicant with a felony conviction will be denied.

Efficiency: maximum of (2) people

One Bedroom: maximum of (2) people

Two Bedrooms: maximum of (4) people

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
