Please be advised that all properties are leased on a first-come, first-served basis. The application fee is non-refundable, but your application will be kept on file for 30 days.
The property must be accepted in "AS IS" condition before an application can be accepted, except where there is written agreement for maintenance or repair items.
Pets are accepted to pet-approved homes on a case by case basis. Breed/weight restrictions apply. 2 pet maximum per home.
Qualifications for Approval:
Everyone age 18+ who will live in the home must be included on the application
Valid social security number required for all applicants
The average TransUnion credit score of all applicants must be at least 565
Gross monthly income of all applicants must be equal to at least 3x the monthly rent for desired unit
No registered sex offenders
No eviction filings within the past 3 years for any applicant
No negative rental history or unpaid balance on a previous rental
A valid checking account is required for monthly rent payments
There is a limit of 2 occupants per bedroom (includes children)
Co-signer (if applicable) must have a gross monthly income equal to at least 5x monthly rent for desired unit
Upon receipt of your paid rental application, you can expect that we will:
Check your credit report
Conduct a criminal background check
Check public records for any past evictions
Verify your employment
Verify your monthly income
Verify your landlord references
Please note that failure to provide complete and accurate information on your application will result in delayed processing. After you have completed the application you will be contacted regarding any additional information needed which may include proof of income (paystubs).
