Qualifications: 
Tenant must make 3.5x the rent, monthly (see required documentation) 
Tenant must have good rental history  (No rental judgements or evictions) 
Every occupant age 18 and older must be able to get utilities in their name 
No current cut offs or old balances with utility company

 

Required Documentation (All): 
Completed Tenant Application • Active State Driver’s License • ID or Passport 
Social Security Card • W-2 or Tax Returns • Two Most Recent Check Stubs  
Current MLGW Bill • Current Lease (if applicable)

 

Application and Processing Fee: 
$50 per Occupant 18+ (Payment must be Money Order) 
$100 administrative fee due on day of lease signing

APPLICATION RELASE OF INFORMATION:
I understand and agree that the information supplied, was submitted by myself, and all information is true and correct to the best of my knowledge. I understand that false or misleading information given in my application will be considered as cause for possible denial and could be considered fraud in the event approval was given on untrue information. Reedy and Company has my authorization to thoroughly investigate my work and personal history. I understand that the information supplied by me, regarding my Employment History, Credit History, Civil Court Records, and Residence History, will be utilized as part of the processing procedures. A background check will be conducted to verify the veracity of the information submitted and will be utilized to develop information concerning my past rental history, credit history, employment history, general reputation, personal characteristics, and mode of living. I will hold no person liable for giving or receiving this investigation. An agent of Reedy and Company may be asked to make a thorough check of my credit history and past employment. I release from liability all persons, companies, and corporations supplying that information. I release and indemnity Reedy and Company again any liability that might result from making such background checks. A copy of this form is valid as the original.




PET INFORMATION:
All pets, including breed, MUST be listed (MAXIMUM 3 PETS):
Reedy and Company Realtors, LLC Pet Policy: If you are applying for a home and you have a pet, such as but not limited to dogs, cats, snakes, ferrets, rabbits, fish (aquariums must not exceed 40 gallons), or other pets of ANY kind, you must disclose this at application.

**Pitt Bull Terriers will NOT be permitted, without exception.**

If approved, tenant will pay an additional $300 non-refundable pet fee, per animal, regardless of pet type. If you do not inform us and we discover that you have a pet, of any kind, we will charge your account an additional $300 fine, on top of the above-mentioned $300 non-refundable pet fee. Please understand that not disclosing the pet, and / or not paying the appropriate fees is a direct violation of your lease agreement and may result in eviction.

Due to insurance and owner limitations, animals of the following breeds or combination of these breeds will not be permitted, UNLESS tenant provides a vet temperament letter, and proof of insurance confirming coverage for the specific breed: Staffordshire Terrier, Rottweiler, German Shepherd, Presa Canario, Chow-Chow, Doberman Pinscher, Akita, Wolf-Hybrid, Mastiff, Cane Corso, Great Dane, Alaskan Malamute, Siberian Husky, American Bulldog, Other dangerous or poisonous animals.

Note: We recognize that having a pet is important to many tenants, and many are considered family. The $300 fee does not cover damage caused by the pet during tenancy, and is paid in good faith to the owner for allowing the pet in the home. Additional fees may be assessed to tenant, depending on pet damage.




RENTERS INSURANCE:
You may be required to carry Renter's Insurance on certain homes offered by Reedy and Company Realtors, LLC. In these cases, you will be required to provide us with proof of coverage before lease signing.
