In order to use your time as efficiently as possible, before you start this process, make sure you have detailed information for all applicants (Social Security #, DOB, drivers license and current addresses). 


1 - Only PAID applications with ALL adults over the age of 18 included will be considered for tenancy. Please note that many cities do not allow more than three unrelated adults to occupy a single property. Check with the leasing agent to verify property status before applying. 

2 - Our owners require that total household verifiable income is at least THREE (3) TIMES the amount of monthly rent. 

3 – If you have pets, please contact a leasing agent BEFORE starting the application process. Pets may not be allowed on the property and we will not be able to refund your application fee once submitted.

Once the application is submitted, and a NON REFUNDABLE APPLICATION FEE HAS BEEN PAID, you will be contacted within 24 hours by the leasing office on the status of your application(the next business day for weekend or holiday applications).

Please note:

If it is found that there are additional persons over the age of 18 living in the residence after move in, this can be grounds for immediate eviction. 

Any pets not listed on this application and then found to be staying at property can be grounds for immediate eviction. 

The application fee is based on the number of contacts you list on the application. The total application fee will be displayed on the next page.

I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state. I understand that Federal and or State photo identification will be required by ALL applicants at time of lease signing.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.

Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Failure to disclose is grounds for denial. Arrests and pending criminal actions will not, in themselves, be grounds for denial but may be factors used along with other criteria. Convictions of any sort will be evaluated on an individualized basis. Management will consider the nature of the crime and the severity of the crime, along with how much time has passed since the criminal activity and the release from any imprisonment, parole, or probation. Persons who are listed on any sex offender list will not be considered. Persons who have a criminal conviction relating to drugs who have not provided evidence of completed drug rehabilitation will not be accepted nor will persons whose drug conviction relates to conviction for other than possession. Applicants should be aware that serious convictions relating to crimes involving violence, gang activity, arson, and injury to persons will likely be denied. Also persons who have been recently released from prison, parole, or probation may be required to provide additional information and references. Management will evaluate the criminal history on an individualized basis, which may be used as one factor in the application process. Applicants with criminal history are encouraged to properly disclose the information and to provide management with such other information as may assist in explaining the circumstances and mitigating factors of the criminal history.

I also understand that priority is given to those applicants who complete the application process in full(and provide any additional information requested by the lessor within 48 hours), are approved, pay the full deposit due on the property and are able to move in when the property is available.
