Upon acceptance of this Rental Application by owner/manager, Applicant(s) agree to sign owner/manager's standard form lease plus pay first month's rent and the security deposit on or before taking possession of the property. If this Rental Application is not accepted by owner/manager, or the property applied for is unavailable on or within thirty (30) days after the beginning of the lease term, owner/manager will refund the Holding Fee less a $60 processing fee and Applicant(s) agree to waive any claim for damages by reason of non-acceptance of the Rental Application, Lease, or Holding Fee.

Upon acceptance of this Rental Application by owner/manager, Applicant(s) agree that owner/manager will apply the Holding Fee to the security deposit less a $60 processing fee. Applicant(s) agree to pay the security deposit balance on or before taking possession of the property. Applicant(s) understand that the right to occupy the property applied for above cannot be granted until owner/manager has completed its review of the information above. Applicant(s) understand and agree that in consideration of owner/manager's time, cost, effort, materials, labor, and forfeiture of other renters in withdrawing the property from the rental market and/or preparing the property for Applicant(s), the Holding Fee is non-refundable in the event that Applicant(s) decide not to take occupancy as detailed above and/or owner/manager determines that any statement made in the Rental Application is false, misleading, a misrepresentation or not a true statement of the facts. If any legal action arises under this Rental Application Holding Fee agreement, owner/manager shall be entitled to recover all related costs and expenses incurred, including reasonable attorney's fees, including those incurred through defense or enforcement proceedings.

In the event a perspective tenant is interested in transferring properties, this cannot be done until the client has been approved for the current home they rented. Applicant(s) understand and agree that in consideration of owner/manager's time, cost, effort, materials, labor, and forfeiture of other renters in withdrawing the property from the rental market and/or preparing the property for Applicant(s), there will be a non-refundable $500 transfer fee for all transfers.

Applicant(s) have read and truthfully filled in the information requested above. Applicant(s) submission and affirmation below of this application indicate agreement to the terms above and authorize owner/manager and or its agents and vendors to run a credit check, verify employment, banking, tenant and criminal history and background of Applicant(s).I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.
