4. Identification score must be above a 20
5. No Felonies  
6. Gross income must be 3.5x the monthly rental rate
 
RENTERS INSURANCE IS REQUIRED ON ALL LEASES.

Lease Guarantor Applicants

The cosigner is completing a separate rental application for the purpose of permitting the owner to check the cosigner's creditworthiness, including running a credit report. Though the cosigner has no intention of occupying the leased premises, which would/wouldn't be a violation of the rental agreement; the cosigner agrees to be liable (if resident does not pay in a timely manner) for any of the resident's financial obligations of the rental agreement. Those obligations include, but are not limited to: unpaid rent, property damage, cleaning and repair charges, and legal fees that exceed the resident's security deposit. Though the owner has no legal obligation to report to the cosigner any nonpayment of financial obligation by the resident, both the resident and the cosigner understand that the owner reserves the right to send notices to the cosigner of resident's failure to meet any financial obligations of the rental agreement. Prompt payment by the cosigner who receives notice of pending legal action may help to avoid additional legal or court costs. 

If any legal proceedings arise out of the rental agreement, the prevailing party shall recover reasonable attorney fees, court costs, and reasonable fees necessary to collect a judgment.

CONDITIONS

Landlord may refuse to rent to Applicant if any of the information provided herein is found to be untrue, and may terminate Applicant's tenancy if information provided herein is found to be untrue after renting to Applicant.

If Landlord rents premises to Applicant, possession of the unit shall not be provided to Applicant until, in Landlord's sole discretion, the premises are ready for occupancy.

Except as provided in the lease, the landlord shall not be liable for damages in the event the premises are not ready for occupancy on the date prescribed in the lease, and Landlord shall not be liable for damages in any event where the premises cannot be occupied on the prescribed date because of causes beyond Landlord's control.

I authorize the person to whom this application is made and any credit bureau or other investigative agency employed by such person to investigate any references herein listed or statements or other data obtained from me or from any other source pertaining to my credit or financial responsibility. I also authorize the person to whom this application is made (including his or her agents) to obtain a copy of my credit report to assist in evaluating my application and, thereafter, to obtain and use in attempting to collect unpaid rent, late fees, or other charges form me.

I CERTIFY THAT I AM 18 YEARS OR AGE OR OLDER AND THAT ALL OF THE INFORMATION I HAVE PROVIDED IN THE RESPONSE TO THE QUESTIONS CONTAINED IN THIS APPLICATION IS TRUE. I FURTHER CERTIFY THAT I HAVE READ THE CONDITIONS CONTAINED AT THE BOTTOM OF THE APPLICATION FORM, THAT I UNDERSTAND THEM, AND THAT I VOLUNTARILY SUBMIT THIS APPLICATION

The applicant also posts a holding deposit for the accommodations in the amount of first months rent, when approved. This holding deposit shall be applied toward the tenants security deposit when the rental agreement is signed. If the applicant fails to sign the rental agreement, fails to provide additional funds required for occupancy, or does not take occupancy on the scheduled move in date, of this holding deposit will not be refunded to the applicant and will be retained by the owner/manager

There is a non refundable $25.00 dollar charge per applicant that applies.
