Our Application Process

Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. You will be contacted by the leasing office by email or phone call on the status of your application. Please feel free to call us and check on your application at 706-884-3336.

Mallory Realty Company, Inc. is committed to providing reasonably priced and well-maintained properties to fit all budgets while doing our upmost to select good paying tenants that will care for the property.  Part of this commitment is in the application process. We strive to gain as much information from our applicants in order to make an informed decision on selecting the best prospective tenant for the property. We will require the following information for the application:

  • Fill out the application form on line or in our office
  • A background screening (credit, criminal, and dispossessory actions) is required for all properties
  • Background screening require for one person $25.00 non-refundable fee in cash
  • Background screening for two persons require a $35.00 non-refundable fee in cash
  • Applicant must show proof of income by pay stub or government agency letter
  • Employment history and income will be verified
  • Income must be at least 3 times the monthly rental rate
  • Some properties may require 4 times the monthly rate
  • Applicant must present a valid Georgia other State driver’s license or other photo ID and a Social Security card
  • Rental history will be verified by previous landlords
  • Application may be denied if:

    • If applicant misrepresents any information on their application
    • If applicant’s credit report shows their accounts are not current
    • If applicant’s rental history shows prior complaints of evictions
    • If applicant’s income is not sufficient
    • If applicant filed for bankruptcy in the last two years

We reserve the right to charge additional deposits, based applicants credit scores, at our discretion.

We cannot guarantee any unit you have seen to be available by the time your application is processed. Dwelling units are rented to the first "best qualified" approved applicant who has paid for the background screening. THE FIRST MONTH’S RENT, SECURITY DEPOSIT and Processing Fee must be paid AND ANY OTHER MOVE-IN OBLIGATIONS BY CASH, CASHIER’s CHECK OR MONEY ORDER

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
