Welcome to Louise Beck Properties! 

Please read the following information prior to beginning the application process.

1. Our policy is that you or someone you designate tour the property prior to submitting an application.


2. The application fee is $50 and is non-refundable.


3. Each applicant must complete his/her own application.


4. Be sure to submit a complete application providing all requested information and documentation. Complete each section of the application below - in some cases you must click on the "add" button to complete the section. If your application is not complete we will move onto another application. In the event that your first property choice becomes unavailable you may elect to transfer your application to another property in our inventory.


5. If you are a student you must provide financial documentation supporting your ability to rent.  Examples include a Letter of Endorsement [available on our website, completed by your parent or guardian), a financial aid award letter, a bank statement, or other proof of income. Other Information



1. I understand that submitting an application does not secure the property. The property is only secured upon execution of the Residential Rental Contract.

2. I understand that if I have not given notice to my present landlord they may choose not to release the information required on our Rental Reference Request. This information is needed to process my application.

3.I understand Louise Beck Properties is open Monday through Friday 9am to 5pm; therefore all leases must begin on a weekday. There are no exceptions. Please plan accordingly.

4. I understand Upon notification of approval of my application, I must confirm a lease start date. The lease will be emailed to me to review and sign electronically. I will have a grace period of 3 calendar days starting from the date LBP sends notification of approval to sign the lease.

5. I understand that no pets are allowed unless agreed to in the Residential Rental Contract.

6. I understand that if the lease has more than one Tenant, all Tenants are jointly responsible for the rent payments and all other terms of the lease.

7. I understand that if one Tenant vacates the property or defaults, the other Tenants remain responsible for the rent in its entirety as well as for all other terms of the lease.

8. I understand that the security deposit is a damage deposit and returnable only if lease period and terms are fulfilled and unit is left in good, clean condition.

9. I understand that each applicant must fill out a separate application, unless married, and each applicant will be listed at a Tenant on the lease.

10. I understand smoking is not permitted inside any property managed by Louise Beck Properties. Evidence of smoking will result in a substantial deodorization charge.

11. I understand Louise Beck Properties is an Agent for the Landlord of the property.

I acknowledge that all information given to Louise Beck Properties as part of the application process and the above statements are true and complete and further authorize verification of such statements and information. I verify that I am of legal age (18 years or older). I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application.

I authorize Louise Beck Properties to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, permitted occupants that may be added to this application may need to consent to and successfully pass consumer background screening reports.

Further, if I have included information on a spouse this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information. I and all permitted occupants hereby release from all liability or responsibility all persons and corporations requesting or supplying such information. I authorize Louise Beck Properties to share information contained in my application and consumer reports as well as information regarding my tenancy with agencies or persons listed above, including my Landlord, and to disclose personal information to collections agencies for the purpose of pursuing unpaid debts.

I authorize Louise Beck Properties to communicate with me electronically regarding any matter and to provide me with any required notices via electronic communication methods including email.
