Lakeshore Corporation encourages you to see the home before sending in an application as we do not offer sight unseen leases. Please schedule a showing with our agent at  (425)274-2833.

Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. There is a $45 non-refundable fee per application (NO EXCEPTIONS). Please call or email our office to confirm the property you are applying for is available and does not have any pending applications.  Once an application is submitted we cannot issue refunds for any reason.  Each applicant that is 18 years of age or older MUST fill out their own, separate application for background check purposes.  You will be contacted by the leasing office on the status of your application.

A paystub and a copy of your photo ID is required to be emailed to the leasing office. Please note that your application is NOT considered complete until these documents have been received. Please make sure to read through all of our requirements below. 

The application fee is based on the number of contacts you list on the application. The total application fee will be displayed on the next page.

Rental Approval Requirements:
Residence Verification: A clean rental history of two or more years is required.An outstanding balance to a previous landlord will result in a denial.Any Unlawful Detainer and/or Eviction will result in a denial. A renter without rental history and/or credit may be required to provide a Guarantor and/or an additional deposit.

Income Requirements: The tenants must have an income to three times the amount of monthly rent, verified by a recent pay-stub (30 days) and/or W-2 statement. Unemployed applicants must provide verifiable income. Self-employed applicants must provide a tax return and financial statements to verify income. If a Guarantor is required they must have a monthly income of five times the monthly rent and approval is on a case-by-case basis. Consult our office for more information before applying.

Employment Requirements: Applicant must be employed at the same company or in the same line of work for at least two years, without an employment gap of more than 60 days within the most recent two year period. If applicant is unemployed and cannot provided verifiable income to pay rent the application will result in a denial.

Credit Requirements: A minimum credit score of 650 is required. Any outstanding debt to a previous landlord and/or property management will result in a denial. Any past due debt, outstanding collections or judgments will result in a denial. Satisfied collection or judgment accounts over $1,000 within the most recent two year period will result in a denial.

Criminal Requirements: Must have a clean criminal background. Felonies will be considered on a case by case basis.

Pet Policy: The pet policy varies between the different units - if a pet is approved there will be a one time, non-refundable fee per animal. Contact our leasing office for the exact charge prior to applying.

Tenant Occupants: Lakeshore Corporation limits the number of occupants to one more than the number of legal bedrooms in the home,unless otherwise noted in the marketing advertisement.

Applications that result in a denial may result in an approval on a case-by-case basis at the sole discretion of the Landlord. Additional rental deposits may be required.

I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
