STANDARDS FOR RENTAL APPLICATION
ID REQUIREMENT: All applicants over the age of 18 must provide a current, government issued, photo ID at the time of application.
INCOME: The combined gross income of all persons living in the rental must be two and one half (2.5) times the rental rate per month. Housing assistance not accepted.
CREDIT HISTORY: No outstanding collections or judgments. All collections and/or judgments paid in full. Having no credit history is acceptable.
CRIMINAL HISTORY: No convictions in the last seven years for felony crimes including, but not limited to, Distribution or Manufacture of Drugs, Aggravated Battery, Robbery, Burglary, Rape, Murder, or any felony crime against a child.
RENTAL HISTORY: Reports obtained from previous landlords must be positive. Negative reports regarding rental payments, condition of property, outstanding balance, proper notice to vacate, or other lease agreement breaches will be grounds for denial of your application.
EVICTION AND SKIP HISTORY: No evictions for cause or skip history within the last two years.
NOTICE TO SMOKERS: Our rentals are NON-SMOKING. If a tenant is a smoker, he/she shall be charged for a full and complete paint job of all smoke damaged walls and ceilings. Carpet shall also be shampooed OR if necessary replaced. Smoking tenant agrees to pay for and be responsible for all expenses incurred by John Curry Leasing for the aforementioned repairs.
I have read, agree and affirm that all of my statements and information provided on this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.
I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application will need to consent to and successfully pass consumer background screening reports.
I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I, and all occupants or guarantors, hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
Applicant understands than an approved application does not secure the rental, and that if approved, a holding fee (which becomes a security deposit once the lease is executed) is required to hold the rental for up to two (2) weeks after the rental becomes vacant. After securing the rental with a holding fee, applicant has three (3) days to withdraw the holding fee. Applicant agrees that by withdrawing their application, after three (3) days of providing the holding fee, said holding fee is forfeited--in its entirety--to the Owner as liquidated damages for the time that the Owner kept the rental off the market and for administrative expenses. Accepted payments for holding fees (which becomes the security deposit once the lease is executed) are: cash, check, or money orders.
