Thank you for your interest in our available rental properties. All rentals are rented on a first come, first serve basis!
The rent list changes frequently during the day or from day to day as properties are rented or become available. A property you apply for may be taken before the completion of your application process. Properties are not put “ON HOLD” without a processed and approved application and the deposit on file.
Due to the verification of information obtained on rental applications, please allow 1 to 3 business days for approval or denial of all rental applications. If approved, you will have 2 business days to pay the security deposit in full by means of money order or cashier’s check. Under no circumstances will the property be removed from the market prior to receiving the security deposit.
ALL move-in monies are to be paid by MONEY ORDER or CASHIER’S CHECK. Move-in monies consist of Security Deposit, one month rent, and any pet fees, if applicable. The Security Deposit must be in a separate money order cashier’s check.
You may send or place “earnest money” (cashier’s check or money order – no credit cards – equal to the deposit) with the application. If you are approved and the property is still available the earnest money becomes the security deposit and we will hold the property at that point. The lease must be completed within 10 days after approval.
Please read and review the application very carefully. If you think you qualify (first 2 pages of the application) and want to apply for the property – print out the application, fill it out completely, sign and initial where indicated.
�??Picture Identification of ALL Applicants & Occupants - Applicants, occupants, or persons using Power ofAttorney, over the age of 18 must provide picture identification.
�??Verifiable Income - Current end-of-month LES for military; 6 months verifiable child support, current check stubshowing income to date; self-employed requires current tax records or verifiable proof of income.
�??Rental Verification - If you have rented before, you will need to provide full up to date information on the Landlordof the properties you have rented over the past two years.

�??Power of Attorney - A copy of the appropriate POA must be received with the application.

�??Divorce, Separated, Newly Married - Copy of legal papers, certificate, etc. must be received with the application.

If a property becomes available at your approved rental amount and you want to rent it, you or your POA representative will need to place the deposit (cashier’s check or money order – no credit cards) if no “earnest money” was received with the application. The lease must start and be completed within 10 days after the deposit is received. You will forfeit the deposit if the lease does not begin and has not been completed within 10 days or if you change your mind.

Leases are completed by appointment only for you or your POA representative on Monday to Friday, between the hours of 9:00 am and 4:00 pm only.

After the lease is completed, but before receiving the keys, a move-in inspection will be completed between a JKA Properties representative and you or your POA representative. ALL move-in inspections are conducted Monday through Friday, between 9:00 am and 4:00 pm. Utilities must be IN THE TENANT’S NAME in order to complete the inspection. If the utilities are not on during the time of the inspection or Tenant is not present, you will be asked to reschedule. Rent will start the date of first scheduled inspection and Tenant will be charged a $25.00 re-inspection fee. Keys to the property will be released only after a proper move-in inspection is completed. NO EXCEPTIONS!

Once a property is approved with security deposit and/or rented – there is no exception of any kind to get the security deposit back or get out of the lease because the property is not what the Applicant/Tenant expected.

Our office hours are Monday through Friday, from 8:00 am to 5:00 pm. Applications are accepted during office hours. Applications are processed Monday through Friday only.

The following criteria are required to qualify and for a smooth & easy application:
A. Qualifying level of income, after expenses, must meet or exceed the expected cost of rent. No bankruptcy in the last two years accepted. All stated income must be verifiable. Child support payments must be verifiable for the last 6 months. Unemployment income is not accepted as qualifying income.
B. Minimum credit score of 600 is required. (A credit report is required to process the application)
C. Good personal, employment, business, and prior tenant history references and verifiable income.
D. A non-refundable $35.00 application fee in money order or cash only. Government issued photo IDs with signatures are required to process the application for all applicants and occupants over the age of 18.
E. Security Deposit must be paid separately with money order or cashier’s check only. Security Deposit amount is equal to one month’s rent on approved application and is required to schedule an appointment to sign the lease and/or hold the property for 10 days only.
F. A non-refundable pet fee of $250 for the first pet and $100 for each additional pet. Due to insurance restrictions, certain animals are not permitted, including but not limited to livestock or farm animals, exotic or jungle animals, skunks, ferrets, and monkeys. No aggressive/violent breeds are permitted, (including but not limited to Pit Bull, Doberman, Chow, Akita, Rottweiler, etc.) or dogs in excess of 60 lbs. Cats must be spayed or neutered. No pets under 12 months. All animals are subject to management approval.
G. Leases are signed by appointment only. The date of lease occupation is subject to determination of conditions.

I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal and/or civil offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

I further agree to the following:
(a) If no pets are disclosed in the application, pets cannot be added without written notice and without Property Management's approval. If more pets are present in the premises than what is disclosed in this application and the lease, the penalty for each additional undisclosed pet will be three times (3x) the current pet fee or $750.
(b) I have examined the premises and agree to take possession in their present condition without alterations or repairs, except as noted under exceptions.
(c) That this Rental Application may be rejected if any information provided is found to false.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information and have voluntarily waived the protection of all rights to privacy laws.
