I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.
By clicking submit, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports rental payment and/or eviction history, employment information and criminal background information. I understand that Rose Anne Erickson Realty, LLC, (hereinafter referred to as Management) will rely on the information provided, as well as information which may be received from third parties, in making a decision to accept, conditionally accept, or deny my rental application. I hereby authorize Management to verify the information provided on this form by obtaining a copy of my credit file, rental history, employment information and criminal records, including contacting my current and former employers and landlords. Applicant/Co-Applicant releases Management and any third parties who provide information to verify this application from all liability, claims and lawsuits with regard to the information obtained, regardless of the source. Applicant/Co-Applicant agrees to indemnify, and hold harmless Management, its agents, current or prior landlord, current or prior employer, and all other persons whosoever may provide information, regardless of whether the information provided is negative.
I/We understand that approval is good for not more than 30 days. If a lease is not executed within 30 days from approval date, a new approval must be obtained based upon an updated credit/background check at additional cost to applicant.
