Thank you for applying to lease a home managed by Rose Anne Erickson Realty, LLC. It is our goal to insure that your leasing experience is a pleasant one. In order to better serve you, please read the following carefully so that the application process will go smoothly:


1.  Please complete all information sections provided in the application.

2.  All individuals who will occupy the property age 18 or older must be included on the application.  When including more than one person on the application you must choose Other from the Relationship dropdown.  Choosing Applicant for more than one person will result in incorrect fees for processing.  If you prefer to complete separate applications, please do so.  Seperate applications will incur a $40 fee each.

3.  In order to be approved, the combined gross monthly income must equal at least 3 times the rental amount.  Proof of income stated on the application must be independently verified during processing.  You must submit the most recent 4 weeks of pay stubs or equivalent via fax to 706.317.2484 or email to

4.  At least 12 months of rental history must be independently verified.  You must provide the name, address, phone and fax number (or email address) of your current and/or previous landlord(s).  You will be sent a separate form for signature.

5.  All residents 18 years of age or older must be included on the application.  A credit and background check is required on all applicants 18 years of age or older.  By clicking “SUBMIT” at the bottom of this application you are authorizing us to collect the information required to process your application.

6.  There is an application fee is $40.00 for the primary applicant and $10.00 for each additional applicant/resident age 18 or older.  Additional applicants must be listed as Other in the Relationship dropdown in order to be charged correctly.

7.  Pet(s) are allowed in some homes with a $300 non-refundable fee per pet.   Some Pet Friendly homes have restrictions.  If you have a pet please be certain that your pet(s) will be permitted to occupy the property before submitting your application.  Pet(s) must be present at time of lease signing or move-in inspection!


When your online application is received, you will be sent an email reminder of the additional documentation required.  If you have not received this email within 24-48 hours of submission, please contact the leasing office at 706.571.3507 or  Your application cannot be processed until all information has been received by the leasing office.  The entire process can take several days and homes are available on a first come, first served basis.  Time is of the essence.  Please note that we are unable to process incomplete applications.

I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history, employment information and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By clicking submit, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports rental payment and/or eviction history, employment information and criminal background information. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.

Reason for Denial - If this Application is denied, Landlord or Landlords agent shall within ten (10) days thereafter and upon the written request of applicant, state the basis for said denial to Applicant.

The above information is complete and correct. I understand that Rose Anne Erickson Realty, LLC, (hereinafter referred to as Management) will rely on the information provided, as well as information which may be received from third parties, in making a decision to accept, conditionally accept, or deny my rental application. I hereby authorize Management to verify the information provided on this form by obtaining a copy of my credit file, rental history, employment information and criminal records, including contacting my current and former employers and landlords. Applicant/Co-Applicant releases Management and any third parties who provide information to verify this application from all liability, claims and lawsuits with regard to the information obtained, regardless of the source. Applicant/Co-Applicant agrees to indemnify, and hold harmless Management, its agents, current or prior landlord, current or prior employer, and all other persons whosoever may provide information, regardless of whether the information provided is negative.

I/We understand that approval is good for not more than 30 days. If a lease is not executed within 30 days from approval date, a new approval must be obtained based upon an updated credit/background check at additional cost to applicant.
