Tenant Application Form



In order to complete the application process all applicants are required to provide proof of income. For example, pay stubs from the last 30 days. If you are self-employed you will need to provide a copy of your tax return from the previous year.


Time is of the essence. All documentation is needed before an application can be considered.

The property is shown by multiple agents and it's possible that more than one application could be submitted at the same time.

The property will remain on the market until an application is approved and the holding fee is paid.

RENTAL HISTORY: 2 years of rental/resident history will be verified on present and previous residence. A positive record of prompt payment, sufficient notice, with no damages is expected. For applicants who are homeowners, permission must be granted to verify payment history with the bank or lending institution if there is a mortgage.


CREDIT HISTORY: An unsatisfactory rental score can disqualify an applicant from renting. If an applicant is rejected, the applicant will be given the name, address and telephone number of the credit-reporting agency that provided the credit report (but not be told the content of the credit report). An applicant that is rejected is encouraged to obtain a copy of the credit report from the credit-reporting agency, correct any erroneous information that may be on the report, and resubmit an application to this office with an additional application fee.


INCOME: All applicants will be required to produce written verification of income. Acceptable income verification required may include 1 month of current pay stubs (you can greatly speed up the application process by providing copies of your most current pay stubs to office personnel or your agent), a letter of employment (NOT an OFFER of employment) on company letterhead showing monthly wages on and signed by an authorized party, the most recent W-2, or proof of assets. Self-employed applicants may be required to supply the most recent tax return or certified verification from their company accountant or bank. Applicants income should be equal to or greater than three times the rental rate. 


CRIMINAL BACKGROUND CHECK: A criminal background check may be used as part of the qualifying criteria. 


If you have less than perfect credit or have ever been evicted, your application MAY possibly be considered with an additional deposit.

I/We affirm that all the information on this application is true, accurate, complete and correct and agree that if this is not so, my application may be denied and/or my lease will be held in default and I may be subject to eviction. I/We hereby authorize the property manager and any of it's agents to disclose orally and in writing the results of this verification process to the designated authorized representatives of Apartment Locators, Inc. d/b/a Home Locators and to verify all information contained on the application and conduct a full background check including but not limited to credit, bank account, employment, eviction, criminal background checks and authorize property manager and/or an authorized representative of Apartment Locators, Inc. to contact any persons or companies listed on the application. Applicant has the right to make a written request within a reasonable period of time to receive additional, detailed information about the nature and scope of this investigation.

NON-REFUNDABLE APPLICATION FEE: I/We hereby agree to pay a non-refundable application fee for each applicant. All application fees associated with this application are non-refundable regardless of the outcome. A separate application, application fee, deposit or documentation may or may not be required by a Home Owner's Association (HOA), community association or on-site management office if one exists for the rental you are applying for. In many cases HOA, community association or on-site management approval is required prior to move in. In these instances your application approval by Apartment Locators, Inc. is contingent upon the HOA or community association approval.

HOLDING FEE: (*Non-refundable):
*A holding fee is a fee to hold the rental unit for a stated period of time (up to 30 days) until the tenant pays the first months rent. If the tenant changes his or her mind regarding tenancy, the landlord will keep the fee to cover expenses associated with lost rent and marketing. Upon tenant's possession of the subject property, the Holding Fee will be applied to Security Deposit. Keys will be furnished only after lease and other rental documents have been properly executed by all parties and only after applicable rentals and security/damages deposits have been paid. This application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates landlord or management to execute a lease or deliver possession of the proposed premises. To qualify for the advertised holding fee amount you must first meet the Resident Selection Criteria. If your credit, residence history or income does not qualify, you may still be approved but at a higher holding fee amount.

Most CRAs are credit bureaus that gather and sell information about you such as if you pay your bills on time or have filed bankruptcy to creditors, employers, landlords, and other businesses. You must be told if information in your file has been used against you. Anyone who uses information from a CRA to take action against you such as denying an application for credit, insurance or employment must tell you, and give you the name, address, and phone number of the CRA that provided the consumer report.
