APPLICATION FEE: $25 PER APPLICANT
By submitting this Application and Application Fee, you understand and acknowledge that the Application Fee is non-refundable.
Requirements for Application Acceptance:
You must be 18 years or older to legally sign a lease agreement.
Security Deposit: The security deposit is due at the time of application. The security deposit must be paid by Certified Funds (Money Order). If your application is not approved, the deposit will be returned to you. By submitting the Application and Security Deposit, you agree and understand that if you change your mind about leasing the unit you applied for, your security deposit will be forfeited. Security Deposit must be mailed or delivered to Help-U-Rent. Application will not be processed until security deposit is received. The housing unit will not be held until the application is approved.
Credit History: Positive credit report. Application will not be affected if you have not yet established a credit history.
Rental History: Positive rental reference(s), if you have rented before.
Employment & Income: Household Income must equal three times the amount of Rent. Assisting Documents include: Pay Stub, Bank Statement, Student Loan Documentation, Tax Return, Assistance, Job Acceptance Letter, etc.
Criminal History: Your application may not be approved if you have been convicted of a misdemeanor. Your will not be approved if you have been convicted of a felony and/or sex offense.
False/Incorrect Information: Any false or incorrect information entered in the application will warrant an incomplete application, which will not be processed. If false or incorrect information is discovered after the lease is signed, such information may be grounds for lease termination.

PROOF OF ABILITY TO PAY RENT: Pay Stub, Bank Statement, Student Loan Documentation, Tax Return, Assistance, Job Acceptance Letter, etc.
If you are a home owner - please provide proof of ownership.
Please allow approximately 2-5 business days for completion.
Incomplete applications will not be processed. If multiple applicants are applying to live in one housing unit together, all applications must be turned in before we will begin processing.
Also, please keep in mind that processing time depends on response time from employers and/or previous rental history. If we are waiting for a response, this could slow the process down. Notifying your landlord and employer that we will be contacting them may help speed the process.
Application expires after 60 days.
Disclosure: Help-U-Rent is the Landlord/Owner's Agent in all transactions involving management and leasing of the property. We will negotiate on behalf of the owner and act as an advocate for the owner. We may not disclose confidential information without the express authority of the owner.
