Thank you for your interest in our property and thank you for giving the lessor's designated Grid 7 Properties agent the opportunity to show you one or more units for possible rental!  Grid 7 Properties has previously entered into an agreement with Lessor to provide certain property management and real estate brokerage services to the Lessor.  Lessor's Designated Agent will not be acting as your agent but as the agent of the Lessor.  By filling out this form and submitting it you are in agreement that the Grid 7 Properties Agent you are in contact with is not your representation.  Please read and complete all information sections provided. It is Grid 7 Properties policy to offer equal housing for all people regardless of race, color, religion, sex, national origin, handicap status, familial status, or any other federal, state or local protected classifications.

Applicants for apartments/homes are subject to the availability of the particular housing type requested. "Available" housing include those for which we have notice that an existing resident intends to vacate on or about a certain date. Circumstances not necessarily under management's control may delay the date of availability of an apartment which management may believe would be ready for a new resident. Whether a particular housing is available can vary significantly within several hours or days.  Applicants will not be considered until after they have received a showing with an Agent at the property.

To be considered for approval, all adults 18 years or older must fully complete a rental application. Any omissions, errors, or falsifications may result in denial of an application or terminate the right to occupy the apartment.

All applicants are subject to approval through an outside application processing agency. Applicants who do not have a Social Security Number cannot be processed through the agency and will, therefore, be subject to additional screening and/or requirements. Please discuss this situation with your Leasing Consultant.

The standard process is based on a review of the following criteria:

 

Income


A complete check of your credit history will be performed on a Credit Adjusted rent to income basis. The base income requirements are 3 times the monthly rent combined for all applicants. Each applicant must provide proof of income such as check stubs (one month’s worth), recent offer letter, etc. within 48 HOURS of completing the application.

 

Resident History


Any applicant with a prior record of eviction and/or outstanding property rental debt will not be accepted. Any applicant with outstanding utility debt will be required to pay debit in full in order for approval.

 

Credit


Complete credit history from a credit bureau reporting an acceptable accounts payable history, debt to income history, and a satisfactory FICO of 550 or higher for all applicants to meet the community's criteria.

 

Criminal


A complete criminal search will be performed.  Only criminal convictions will be reviewed and are subject to denial based off of the severity of the conviction(s) along with the age of the criminal conviction(s).

 

Application Fees


All occupants over the age of 18 must complete an application for residency. A $40 fee is assessed to each individual applying for residency. This fee is NON-REFUNDABLE.

 

Personal Liability Insurance


Proof of a minimum of $100,000 in personal liability insurance is required at move-in.  Grid 7 Properties must be named on the policy as an interested party.

 

Security Deposit


The security deposit is equal to 1.5 times the monthly rental amount.

 


The application fee is based on the number of contacts you list on the application. The total application fee will be displayed on the next page.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
