 Great Homes has minimum requirements that we recommend to our owners for a lease approval. These items include:

Clean credit, 2 years 
- 550 or better credit score preferred. 
- We will be looking for on-time payments for items like utilities, car loans and cell phones
- Unpaid medical bills and school loans may be reviewed
Clean criminal history
- No "sex offenses"
- No property damage or violent offenses
- No "fraud offenses"
Pets are allowed based on the owner's approval
- No "dangerous breeds" (Pit Bulls, Dobermans, Rottweilers)
- Size of pet may be a disqualifier
- Amount of pets may be a disqualifier

At the time of application we will need some items from you to complete your approval. These items are:

Proof of income (must be 3X monthly rent)
- Paystubs and/or bank statements required to document
Verification of previous residency (proof of ownership or landlord contact info required)
- Letter from previous landlord would be great!
Address of the desired property and name of the agent you're working with
Social Security numbers
One of the following government-issued IDs for each adult occupant over the age of 18: driver's license, passport, state ID card, green card

Application fee is $45 per applicant (each person over the age of 18 residing in the home)/guarantor and can be paid online via credit/debit card. If you wish to pay in person using certified funds, press the CANCEL button at the bottom of the next page when asked for credit card information. Sorry, no refunds.

All Great Homes leases will have a 4% monthly admin fee added to the monthly rental price (for example, a $995 rent will be $995 + $39.80 = $1,034.80). All new leases will include a one-time admin fee of $200.00.

I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
