Occupants 18 years of age or older must complete an application. A non-refundable application fee of $45/adult must be paid for each applicant before processing will begin. Valid government issued i.d. must be submitted with each application.
RentVest Arizona will accept and process applications until a signed lease and move-in funds are received for the property. We do not hold a property while applications are processed.
Co-signers are not accepted with applications.
The lease start date must be within 14 days of application approval. Leases must start Monday-Thursday.
Your application may be used for any of our available properties for up to 60 days.
Applications will be declined for the following reasons:
Prior or pending evictions (satisfied evictions older than 3 years are exempt but extra deposit will be required)
Providing false information on application. All misdemeanors and felonies must be disclosed.
Felonies - Murder, manslaughter, rape, robbery, or other violence within 7 years from the date of conviction or release from custody, whichever occurs last.
Crimes against children and sex crimes within 10 years from the date of conviction or release from custody, whichever occurs last.
Income is less than 3x the monthly rent (may still qualify with verifiable savings of at least 3 years worth of rent).
Failure to meet the minimum standards of 2 or more of the categories below.
All applications will be qualified on the following 4 categories; Income/Employment, Credit, Residency, and Criminal. Applications that fail to meet the minimum standards of 1 category will be asked to pay additional deposit, failure on 2 categories will result in denial of the application. Each applicant must meet 3 of the 4 qualification standards. Income for all applicants may be combined to meet the income standard.
Employment or income must be verifiable for a minimum of 2 years and 3 times the monthly rent.
Documentation must be in the form of 1 months` paystubs with YTD earnings or written verification from a supervisor.
Tax documents from 2 years and 3 months of recent bank statements are required for self-employment income.
Family references are not considered verifiable.
2 years of verifiable recent rental/residence history. Family references are not considered verifiable.
No more than 2 late payments in any 12 month period.
No more than 1 nsf payment in a 12 month period.
No lease compliance issues that resulted in non-renewal or eviction.
No unpaid collection accounts from previous landlords.
Score of 600 or higher.
Unpaid collection accounts with utility companies associated with the subject property.
Non-Medical Collection accounts + negative trades cannot comprise more than 50% of all trade lines.
No misdemeanor or felony charges/convictions in the past 24 months.
Failure to disclose a misdemeanor conviction.

Pet Qualifications and Standards
All pets must be listed on the rental application. All pets must be licensed in accordance with all applicable governmental provisions. A photo of each pet is required with the application. A maximum of 3 pets may be accepted. Pet fees and apply. The Manager and Owner have full discretion on the approval of all pets.
