(rental applicant), authorize and permit First American Real Estate Corporation (rental owner/manager) to perform background checks and obtain information about me from credit reporting sources, current and previous landlords, personal and professional references, employers, banks, and law enforcement agencies.

I also authorize and give permission for all parties listed to disclose any information requested about me to the rental owner or manager stated above.

I further authorize and permit the rental owner or manager to obtain updated information annually and on future occasions for rental renewal consideration and for collection purposes should that be deemed necessary.

Pay $35 NON-REFUNDABLE application fee for each ADULT (18 or older) at time of application.
The non-refundable application fee will pay for a credit and criminal background check.

Your combined income must be at least 3 times the monthly rent.
Provide a minimum of one month of pay stubs.
Provide employment verification and contact information.
If unemployed or a student, you must have a co-signer/guarantor.

Photo Id/Driver license and Social Security card required as identification.

A $200 holding fee (money order or cashiers check) may be paid and will be applied towards your Security Deposit upon acceptance.

This $200 holding fee will take the property from being shown until your application is approved or disapproved.

The holding fee can ONLY be refunded if your application is not approved.

Once accepted, if for any reason the applicant does not go forward as required, the $200 is forfeited.

If your application is accepted, you'll be required to pay the balance of the Security Deposit and sign the lease WITHIN 3 days at our office.

If any checks are stopped or NSF after making application prior to move in, any agreement(s) with the applicant(s) can be terminated and the property put back on the market.

If you are approve, but fail to sign the lease and pay the security deposit within 3 days of approval, your holding fee will be forfeited. Property will no longer be held and will be made available to other prospects.

You will be denied if you have a recent eviction, foreclosure, or bankruptcy pending.

You may be denied if you have any recent collection actions against you. You may also be denied for any recently returned checks against your bank.

Fill in ALL required information (i.e. social security number and id/driver license number).

Have a good recommendation from your last landlord.

I have read, agree and affirm that submitting this application electronically, all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.
