 Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. You will be contacted by the leasing office on the status of your application.

  

 By signing the application, you acknowledge and agree to the following terms:

 

 Note: You do not need to fill out an application to view a property.  Just give us a call at 405-844-6101 to schedule a showing.  Also, you must pay the application fee of $35 per adult & sign the applicaction using DocuSign in order to complete the application.  **Application Fees are Non-Refundable**

 

In order for an application to be considered complete and for us to run the application we will need a copy of a legal state issued photo id and social security number for every person 18 years of age or older that is applying.  In addition, we will need to verify income and employment with 2 recent paystubs or tax records.  All of those items can be sent by email to: info@expressrealtyok.com or brought by our office at 1320 E. 9th Street Suite 5 Edmond, OK 73034.   Some properties allow Pets and some do not.  If pets are allowed at a particular property, you will still need to get approval for your pet(s) from Express Realty and there is a limit of 2 pets and a non-refundable pet fee will be charged.  A typical fee will be $225 for each pet under 25lbs and $325 for each pet over 25lbs, however specific owners may require a higher fee.  We will need copies of vet records and up-to-date shot records for any and all pets at the time of the application.  Those can be sent to info@expressrealtyok.com or brought to our office at 1320 E. 9th Street Suite 5 Edmond, OK 73034. Aggressive breeds are not allowed.  Please contact us with any questions. You must pay the application fee of $35 per adult & sign the applicaction using DocuSign in order to complete the application.  **Application Fees are Non-Refundable** 

 

The property is being accepted in "As Is" condition.  Do not assume that any further alterations, cleaning, or other changes will be done to the property before move-in outside of necessary repairs as deemed by Express Realty Inc. Tenants will not be allowed to make any alterations, changes, or perform their own maintenance unless authorized and required to do so by the lease agreement or unless given written consent from Express Realty Inc.

 

After the application is processed, if you are approved, you will need to put down the FULL security deposit in order to take the property off of the market.  The security deposit is non-refundable. The security deposit will take the property off of the market for 30 days.  If you fail to sign a lease and take possession of the property within 30 days the security deposit will be forfeited and the property will be put back on the market for lease.  A higher security deposit amount may be required for approval of applications in which issues are found during the background and credit checks.

I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
