Hello and welcome to the online application for Express Realty Inc.!

We appreciate your interest in our property and look forward to assisting you in finding a home for lease. 

To clarify the application process and to lay out the terms of applying for home we have put together some general terms and instructions.  Please carefully read and review and call or email us with any questions you may have.  By signing the application at the end you are certifying that all information that you have entered is true and correct to the best of your knowledge. Further, by signing the application you are acknowledging that you have completely read the terms and conditions and that you agree to the terms and conditions listed below:

  1. An application is not required to view a property for lease. To schedule a showing, just call our office at 405-844-6101 during business hours M-F 8am-5pm.  You can also email us at to set up a showing.
  2. In order for application to be considered complete, you will need to get the following items to us: an application with all necessary and relevant information completed, an application fee of $35/per adult, copies of a state issued photo id and social security card, and documentation of employment and/or income (all of these items can be emailed to or brought in to our office during business hours).  Acceptable employment/income documentation include; 2 most recent pay stubs, most recent tax records, or offer letter from place of employment. Lastly, if you are completing the application online you will need to make sure that all parties sign the lease using the e-signature link sent to your email. If you have any questions on this, please give us a call and we would be happy to help. **The application fees are non-refundable.**
  3. Some properties allow pets and some properties do not.  If the property you are applying for does allow for pets you will need to have that specific pet approved during the application process and you will be required to pay a one-time non-refundable pet fee at the lease signing. This fee can vary depending on the preference of the the owner of the property, but the standard charges are $225 for each pet under 25lbs. and $325 for each pet over 25lbs. In addition, you will need to supply Express Realty Inc. with vet records, documentation that each pet is up to date on all shots, and a recent photo of each pet for our file.
  4. After all relevant materials are received we will process your application which will include a nationwide background check.  We strive to get a final decision on your application as soon as possible but please allow up to 3 business days.
  5. If you application is approved, we will call you and inform you of the approval.  **An approved application does not take the property off of the market and does not prevent other prospective tenants from applying and being approved for the same property.** Once your application is approved you will be asked to pay the security deposit required. Once the security deposit is received and cleared, the property will be taken off of the market for 30 calendar days and nobody else will be able to apply for that property during that time. **Security deposits are forfeited if the prospective tenant fails to sign the lease and take possession of the property within the 30 days after the security deposit is paid.** In addition, if the prospective tenant fails to sign and lease and take possession of the property within 30 days after the security deposit is received, Express Realty Inc. will place the property back on the market for lease.
  6. In some cases, Express Realty Inc. may require a higher security deposit in order to approve applications that have issues that are found during the application screening process.
  7. Properties are accepted in “As is” condition.  Please do not assume that any further alterations, cleaning, or other changes will be done to the property before moving in outside of necessary repairs as deemed by Express Realty Inc.

I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.
