 Hello! Thank you for your interest in our property. Should you decide you are interested in leasing this home, please apply by completing this application. It must be filled out completely. The application fee is $50 per applicant and is non-refundable. Any occupant 18 years or older must also submit an application and application fee. You must submit the application online and pay the non-refundable application fee online with all major credit cards except American Express. 

You must submit a current pay stub for each applicant and a copy of a valid driver's license or state issued government ID. If you are self-employed, please provide a copy of your most recent tax return (only Form 1040 of  tax return needed). This information can be attached to your online application, faxed to 919-785-2076 or dropped off at 920 Paverstone Dr, Suite C, Raleigh, NC 27615.

Once all components of the application have been submitted, your background checks (credit score of 650 is required and monthly income must equal 3 times rental amount) will be processed and completed in approximately 3 business days. If the application is approved, you must bring in your non-refundable first full month's rent payment in certified funds or money orders made payable to Clark Properties of Raleigh, LLC. We will then draft the lease agreement for signatures. The signed lease agreement must be returned within 72 hours. The security deposit will be due on your lease start date and will be due in certified funds or money orders.

Additional Information


I hereby apply to lease the described premises for the term and upon the conditions set forth in this application. In addition to the non-refundable application fee of $50.00 per applicant, I hereby understand that a security deposit which is equal to the amount of one month's rent will be due in the form of cashier's check or money order made payable to Clark Properties. In the case of multiple applicants, entire amount of security deposit must be submitted as one payment.

Once the application is approved and we receive the first month's rent, we will process a lease agreement for signatures. The signed lease agreement must be returned within 72 hours. If signed lease is not returned within 72 hours, I understand that the property will be made available to other applicants. Upon signing of the lease agreement for the described premises, the first month's rent payment shall be deposited. Before possession is given, I agree to execute a lease agreement and to pay the security deposit as determined by the owner or agent. All rental monies, including pet fees, must be paid on or before the start date of the lease regardless of whether you take possession at that time.

The applicant hereby waives any claim for damages by reason of non-acceptance which the owner or landlord may reject without stating any reason for so doing. I agree that my offer may not be approved due to negative information from the background reports, any false information supplied in this application or if multiple applications are received. I agree that the owner is not bound by the principle "first come, first serve". I understand that all applications are processed without regard to race, color, religion, sex, handicap, familiar status or national origin.

I hereby authorize CLARK PROPERTIES OF RALEIGH, LLC, to whom this application is made, any credit bureau or other investigative agency employed by CLARK PROPERTIES OF RALEIGH, LLC to investigate the references herein listed or statements or other data obtained from me or from any other person pertaining to my credit, financial responsibility and qualifications as a lessee. I hereby release all parties from all liability for any damage that may result from furnishing this information to CLARK PROPERTIES OF RALEIGH, LLC. I hereby acknowledge that the above information is correct to the best of my knowledge and understand that I will be denied rental if I misrepresent any information on the application. If misrepresentations are found after rental agreement is signed, I understand my rental agreement will be terminated.

I understand that in the process of verifying information on my rental application, CLARK PROPERTIES OF RALEIGH, LLC will be contacting my current landlord/mortgage holder and employer(s). I grant permission for this and also give permission for CLARK PROPERTIES OF RALEIGH, LLC to secure a credit report on me from a national reporting agency and a criminal background report.

I UNDERSTAND THAT MY APPLICATION FEE OF $50.00 IS NON-REFUNDABLE. I understand that any occupant 18 years or older, who is not a dependent of an applicant, must submit an application and application fee. I understand and agree that CLARK PROPERTIES OF RALEIGH, LLC, will collect from me the first month's full rent and security deposit. I understand that the first month's rent shall be deposited into Clark Properties Rent Trust Account at the time the lease is signed and the security deposit given shall be deposited into Clark Properties Security Deposit Trust Account at the time of my move-in.

Pets are negotiable and may be permitted on case by case basis with owner's approval. There will be a $250.00 non-refundable pet fee and there could be an additional deposit/fee required as well.

The condition of the rental is "as is" unless I specify work I want to be done as a part of my rental offer. I will indicate any items that need to be addressed as part of my application (below) and will submit this information along with the required security deposit, copy of a current pay stub and a photocopy of my valid driver's license or other legal photo ID.
