If each applicant over the age of 18 does not complete the application and each pay the $45.00 application fee your application will NOT be processed until paid. All applications are processed Monday thru Thursday; 8:30am - 5:00pm and Friday; 8:30am - 2:00pm. ALL APPLICATION FEES ARE NON REFUNDABLE - NO EXCEPTIONS! General Income Qualifying Requirements; 

1. Gross monthly household income(s) must equal three (3) times the stated monthly rent. Applicant(s) must provide documentation supporting stated income(s). Acceptable documentation to be copy of paystubs, copy of bank statements, copy of W2, copy of 1099, letter from employer on employer letter head with employer contact information for verification.

2. Valid government issued identification with picture ID required.

3. Rental History; All applicants must have verifiable rental history for at least three (3) years.

4. Credit; Applicants must have good credit, free of collections, judgements, liens & bankruptcies. If you have questions regarding your credit qualifications please contact our office to discuss 602-354-4660.

5. Background; Felony convictions must be addressed according to our company policy. Applicants will be denied if they have felony convictions less than 15 years old, involving violent crimes against people / property or distribution / manufacturing of drugs in any manner. Felony convictions of any drug related offenses (possession only) or alcohol related offences in which no one was permanently injured or killed, will result in denial if less than 5 years old. All other felony convictions will result in denial if they are less than 15 years old. Applicants with outstanding warrants or crimes that are awaiting trial, will be automatically denied. Registered sex offenders will automatically be denied.

I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize Owner/Broker/Property Manager to contact any references listed above and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer background screening reports.

By agreeing, I authorize Owner/Broker/Property Manager to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize Owner/Broker/Property Manager to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.I hereby release and hold harmless all parties from liability for any damages that may result from furnishing this information to its owners, its agents and others. NOTE: Copy of actual credit report will not be provided to applicant by Owner/Broker/Property Manager. Unless otherwise agreed, I understand that the Brokerage, its Broker, its agents, and employees are agents of and represent the Owner in leasing this property.
