 Thank you for your interest in our property! Please read and complete all information sections provided. If you have any questions, contact us immediately. You will be contacted by the leasing office on the status of your application.

Application fees are $40 per adult 18 and older (+ $3.00 merchant fee). Application fees are non-refundable

All Tenants 18 and over must fill out an application & provide most recent paystubs equal to 60 days as proof of income and photos of drivers licenses. We need these in order to have a completed application. 

**Incomplete applications will NOT be processed.**

Once we receive your application, we will make every effort to complete it as soon as possible. However, delays may occur when we receive incomplete information on the application or if we have difficulty reaching your references.


Requirements for Qualification:

1.           Credit references (must go back 5 yrs.)

2.           Rental references (must go back 5 yrs.)

3.          Employment reference (there must be a combined income of 3 times the monthly rental amount and must go back 5 yrs). 60 days of paystubs or approved documentation of income will be required. 

4.         Thorough criminal, eviction history and credit history review - We run a criminal background check to verify application information. Applicant's or household member's criminal background or reasonable likelihood that the applicant or those acting under his/her control will interfere with the health, safety, security of rights of the resident community is grounds for automatic denial of application. No applicant with any outstanding warrants or crime that is awaiting trial will be accepted. If the applicant would like management to review additional information regarding a felony conviction, please submit that with your application and we will review on a case-by-case basis.    

5.         Occupancy: We follow all local, state and federal occupancy standards (# of persons per unit/room/sq. footage, etc.)



It is the discretion of the owner(s) to allow or not allow pets on their property. It is also their option as to what types of pets are to be allowed. Our normal fee for 1 pet is $300. Of that $150 is refundable, and $150 is non-refundable. We will be pleased to present any offer to an owner if you have more than 1 pet. Not applicable to service animals.

Taxes & Admin Fee

Each city in Arizona has it’s own rent tax rate which will be applied in addition to all rental prices. See the chart below for each individual city tax rate- but be sure to confirm with our property management office that there have been no changes. A 1% admin fee of the base rent amount applies to all rents.                                                                                                                                         

Many of our properties are located in neighborhoods managed by an HOA. If you are approved, you will be required to comply with any and all HOA rules and regulations during your tenancy. 

AGENCY DISCLOSURE: As a broker under a management agreement with the owner of the above mentioned property, AMERICAN ASSOCIATES REAL ESTATE is working as agent of the owner.


The application fee is based on the number of contacts you list on the application. The total application fee will be displayed on the next page.

Application Agreement - Legal

I have read, agree and affirm that all of my statements and information provided in this application are true and complete. I acknowledge that false, undisclosed, incomplete or misleading information herein may constitute grounds for rejection of this application, termination of right of occupancy of all residents and occupants under a lease and/or forfeiture of deposits and fees, and may constitute a criminal offense under the laws of this state. Additionally, I understand that American Associates follows all City/State/Federal requirements for maximum occupancy levels per room or square footage of unit.

Not only must Applicant must have acceptable credit history, additionally, all Applicants must meet our Criminal History Criteria. Applicants that are registered sex offenders will be denied. Applicants must have no felony convictions less than 10 years old that involve violent crimes against persons or property, including but not limited to murder, arson, kidnapping, assault, bomb related offenses, robbery or burglary, terrorism OR that involve the manufacturing or distribution of drugs in any manner. All other felony convictions must be more than 5 years old. Conviction of any drug related offenses involving possession only, or alcohol related offenses where no one was permanently injured or killed, must be at least 2 years old. Successful completion of any felony sentence at least 2 years ago and no new criminal activity for at least 2 years before this application is also required. No Applicant with any outstanding warrants or crime that is awaiting trial will be accepted.

I understand that this application is preliminary only and does not bind you to execute a Lease or to deliver possession of the premises to me. I authorize you to contact any references listed above, INCLUDING OBTAINING A RENTAL HISTORY VERIFICATION FROM MY CURRENT & FORMER LANDLORDS and to obtain consumer reports, which may include credit, rental payment and/or eviction history and criminal background information about me and in order to verify the above information. I understand that as my prospective landlord, any co-applicants, occupants, or guarantors that may be added to this application may need to consent to and successfully pass consumer & criminal background screening reports.

By agreeing, I authorize you to obtain subsequent consumer reports, including credit reports, to ensure that I continue to satisfy the terms of my tenancy, for the collection and recovery of any financial obligations relating to my tenancy, or for any other permissible purpose. Further, if I have included information on co-applicants, other adult household members, and/or guarantors on this application, I affirm that those individuals have knowledge of their inclusion on this application and expressly authorize you to obtain subsequent consumer reports, including credit reports. I understand that you may report all positive and negative rental payment history to consumer reporting agencies who track this information for landlords, mortgage companies and other creditors. I and all occupants or guarantors hereby release from all liability or responsibility all persons and corporations requesting or supplying such information.

If applicant is approved we shall contact you at the number (s) or email you have provided. Upon approval, applicant will have 24 hours in which to bring in a non-refundable holding deposit of at least $500 by certified funds to American Associates at 2310 S McClintock Dr Tempe AZ 85282. This will ensure that the property will be taken off the market and held for up to 1 week. If American Associates has not received the holding deposit within 24 hours of approval, the property will either go back on the market or go to the next qualified applicant.
