***IMPORTANT ITEMS TO REMEMBER***
Application fees are non-refundable.
Multiple Applications may be run simultaneously to determine who is the most qualified candidate.
Hold fee is non-refundable if your application is approved.
Many items are considered when processing applications including but not limited to: Employment & income verification, credit history & score, criminal history, & prior landlord verification.
With the exception of assistive animals prescribed by a medical provider all pets are conditional and contingent upon owner approval.
We recommend applications not be completed on a mobile device or tablet due to website compatibility.
Step-by-Step Application Process:
(The below items are required from each occupant aged 18 years and over)
Completed online application.
Application fee of $40 per applicant. $3 processing fee per transaction.
Holding fee placed by calling our office at (877) 208-8776, Ext. #4 M-F during regular business hours (One hold per property, not per applicant).
Driver’s license or state issued I.D. Card
Pay stubs/proof of income from last 2 months. Letters from employers will not be accepted unless they can be verified.
Photo of pet(s) (if applicable).
Verification of tenant history (if applicable).
Email or fax items 4-6 listed above to firstname.lastname@example.org or (877) 244-9853. These documents must be sent within two business days of original application.
Holding Fee is equal to 1/2 of one month’s rent, or $400, whichever is greater. Whoever places a hold, fills out an application, & pays application fee(s) first, will have first rights to the property pending the background check. These funds will be credited toward move-in costs if your application is approved (and refunded if your application is denied). Once an application fee is paid it is non-refundable, so we recommend placing a hold along with your application. Properties that do not have a holding fee will remain on the market, and will continue to be shown. By placing a hold you are accepting the property in it’s current condition. All requested information to process an application must be received within two business days after placing a hold. After two business days if the requested information has not been received the hold becomes non refundable, and the property will go back on the market.
Holding Fees are refundable on declined applications only.
Approved applicants will be notified by phone/email.
Move-in date must be confirmed within 24 hours of approval.
Move in dates beyond 14 days will require additional owner approval. Individual property owners may require higher holding fee if move in date is beyond 14 days.
Move in dates less than 7 days following receipt of completed application will be considered a “Rush Move In”.
Submit hold fee, if not already paid. This is required prior to drafting the lease.
Lease will be emailed for electronic signature(s) and must be signed within 24 hours.
Holding Fees are forfeited if the lease is not signed within 24 hours and the property will be re-marketed.
Deposits and Fees:
(Below fees and deposits are 'typical', however individual property owners may require higher deposits/fees, up to the maximum allowed by state law, in certain cases)
Security Deposit = 1 month's rent, which is 85% refundable.
Lease Administration Fee = $250
Monthly administration Fee of 3.75% will be added to monthly rent, which may include applicable municipality tax.
Pet Administration Fee = $29 per pet, per month
Rush Move In subject to fee of $150 if move in date is less than 7 days following receipt of completed application.
Property Preparation Requests:
Typically, all SGI properties are leased in the same condition in which they were marketed. This means, that the property will likely be in the very same condition in which you last saw it. Exceptions do apply, and sometimes properties are occupied by tenants or the property owner at the time of viewing.
It is EXTREMELY IMPORTANT that any additional items that you feel need to be addressed with the property, are documented in below field labeled “Property Preparation Requests”. Please note that property owners choose, at their discretion, which items to address. Property preparation requests are not guaranteed.
All move-in funds must be received by certified funds prior to receiving keys. In addition, all utilities must be transferred into residents name.
Payment of Move In Funds Options:
Option 1: The most convenient way to submit move in funds and to collect keys is to set up an account with SGI for PayLease. By setting up an account, you can go to a PayLease location of your choice and purchase a money order which will be direct deposited to SGI immediately. SGI leasing team will send our Move In Packet along with a Key Receipt with a lockbox code electronically on the move in date to gain possession of the home. The home will be inspected and the condition documented ahead of time by our Field Agent. There is no need to come to our office at all with this option.
Option 2: If you’d prefer, you may schedule a time to meet our leasing team at our office during normal business hours to transfer your certified funds on move in day. We will provide a Move In Packet and Key Receipt with a lockbox code at that time.
Option 3: If you’d prefer to meet an agent at the home, there will be a charge of $150 during office hours, or $250 for after-hours. The agent will provide a Move In Packet and Key Receipt upon receiving certified funds.
